This was a spacious, comfortable and unique property in a good location. It was immaculately clean. There is a Lawson store next door and a number of good restaurants nearby. It is in walking distance to the Heian Shrine and Nanzenji Temple. Bus stops are just outside and subway stations are very close. The hotel is on a busy street, but the room is well insulated and very quiet. It has a washing machine that is supposed to also function as a dryer, but we didn’t have much luck with the dryer part. There is an enclosed balcony where you can hang clothes to dry, as well as a big closet and a pole in the bathroom. The staff was polite and competent enough in English to be helpful. Taxis had a hard time finding it and I began to use the Higashiyama Hotel across the street as a recognizable landmark.
